Sorry I haven't written to you for...I think it's 11 days now :0(

Anywho, boy have I been busy. Spent much of last week in Cleveland with Dan Kennedy and the rest of his Platinum Group.

That was a really cool, but tiring trip. But, I made a few new breakthroughs there when it comes to my mortgage marketing System.

Anyhow, last Friday, I spoke by phone with one of my newest Members. Tucker MasterMind Member Michael Gonzales, from, of all places, Wichita, Kansas.

Well Bubba, low-and-behold, my stuff even works in Wichita! More on that in a second.

Michael just joined my Program in time to attend my Super Bowl Weekend Tucker MasterMind Summit for Members Only.

This was a break from my past Summits, in that ONLY MEMBERS were allowed to attend, and since there were no "tire-kickers" & "lookie Lou's" in the room, I could do all-teaching, and hold NOTHING back.

Anyhow, Michael was there, and brought with him his right-hand-man Tod Howard.

Well, just last Friday, the 15th...not even 2 weeks after the aforementioned Super Bowl Weekend Summit...all 3 of us spoke by phone, on one of my Members Only call-in days.

What they told me about the returns they'd just gotten on my *NEW PRIME Mortgage ARM Re-Set Mailing* were just nuts!

They mailed 900 pieces of it, which cost them about $900 to mail, give-or-take. That's out-the-door. Postage and all.

Well, as of last Friday, the 15th, they'd ALREADY gotten 20 applications!

But wait, there's more!

You know how right now every "mortgage guy" is b!tch!ng-up-a-storm about how "no one qualifies?"

Well, they said they have 16 do-able deals!

They've been feverishly working to clean-up the PROFITABLE mess they've made for themselves. Michael, Tod, and their assistant...

And Michael & Tod have been having borrower-after-borrower driving to them, to meet with them on their turf, at their office.

Just like I said would happen!

What else did I promise them? I told them that rate & fee questions would NEVER come up.

Well, I said that only 10% would ask about rate, and only 5% would ask about fee!

And just as good as that, I told them that even when they DO ask, they do NOT care! 'Cuz my mortgage marketing is just so darned bad a$$. ;0)

Well, Michael & Tod said that's EXACTLY what's happening!

Well, almost!

Turns-out, they have NOT had ANYONE ask about rate or fee!

Now, in Wichita, loan amounts ain't real high, Bubba. But, even on the low-end, you're in for about a $100,000.00 loan.

And, with my stuff, you can charge 5 points (or 7.99 points in many states) all day long! No resistance from the borrowers!

So...

$100,000.00 loan amount
x 16 do-able deals
------------------
$1.6 MILLION in volume
x .05 <--FIVE points, Bubba! On, PRIME deals!
==================
$80,000.00 in fee income in the next 30 days!

What would you do with an EXTRA $80,000.00 in the next 30 days?

Divide that $80,000.00 in fees by the $900 they spent on marketing, and you get...

88.89 times return-on-investment! ("ROI")

Or, an 8,889% return-on-investment!

Does VEGAS even pay-out that high on the slots? Nope!

Vegas $uck$! Something like 97% pay-out! I pay-out 8,889%!

Bubba, all the time, people tell me my Program is "too expensive."

They gotta be nuts!

"Senate gives us HIGHER FHA & conforming loan amounts!"

Yesterday, perhaps thanks to your call, Harry Reid caved, and the Senate passed a sensible economic stimulus bill!

Then the House passed the Senate version too! And the President is about to sign our new higher FHA & conforming (Fannie/Freddie) $729K+ loan amounts into law!

What does this mean for your mortgage bidness?

It means a lot of things, every which way, but one of the most exciting is that NOW, TONS of folks ALREADY IN JUMBOs now qualify for refi's, and they get to bring their rates down about 1.0%!

Maybe you wanna call the Prez and tell him to hustle? He already said last night he'll sign it, but time's a wastin'!

"Senate Dems hold economic stimulus hostage!"

The Wall Street Journal reports that Senate Democrats are trying to add all sorts of things to the economic stimulus bill that President Bush proposed, and the HOUSE has already passed.

In the House, oddly, Nancy Pelosi played ball with the President, and sensibly for once, worked with House Republicans, to quickly pass an effective, yet lean & mean economic stimulus bill.

But, the Senate Dems, led by Harry Reid (D-NV) are another story. They're trying to add endless "ornaments" to their version, as if it were a Christmas tree.

And THAT, is jeopardizing its passage.

Senate Republicans are now fighting not to make this a giant welfare-style give-away, but are up against Senate Dems eager to make election year headlines, and to ensure the election of Obama or Clinton as president.

Anyhow, the HOUSE bill includes the new higher loan amounts for FHA & conforming (Fannie/Freddie). So, our prospects of $729K+ FHA and conforming loan amounts rests in the hands of Senate Democrat Harry Reid (NV) & his Senate Dems.

Hey, you might give Dingy Harry a call today, and let him know that you want the HOUSE version of the bill passed, withOUT a bunch of ornaments tacked-on.

Here's the Senate Directory...why not call your Senators, and Harry Reid (D-NV) TODAY and tell them you support the HOUSE bill?

The more stuff Harry Reid tries to add to his Christmas tree, the longer WE have to wait, and the less likely the bill is to be passed in time to help the American people.

"We're being misled on this real estate market!"

Look at the kind of "numbers" the media is using to scare folks!

1. Gross foreclosure "FILINGS" versus actual foreclosures! (60% of "filings" do NOT results in a foreclosure!)

2. Number of "FILINGS" versus number of PROPERTIES. (There are SEVERAL "filings" just for ONE property! Whether it ever actually gets foreclosed-upon or not! They count "filings," NOT properties!)

3. They IGNORE foreclosure cancellations, redemptions, & title changes that occur INSTEAD of ACTUAL foreclosures!

So, long story short, let everyone ELSE jump from tall buildings, sell all their real estate investments on the cheap, and get out of the mortgage bidness!

Remember, BIG duckets are made from CHAOS!

When everyone ELSE is crying "the end is near," YOU need to remember to keep picking-up all the money they're letting fall to the ground!

Instead of gnashing your teeth, MAKE MONEY!

There's tons to be made right now. This month, this year!

Remember what they don't want you to know!

1. Rates are at 2-1/2 year lows!

2. 50% of mortgages are now refinance-able due to lower rates!

3. FHA & conforming (Fannie/Freddie) limits are going to $729K+ as part of the economic stimulus bill!

4. Reverses are BOOMING! And there's no credit & no income required! They don't even have to have a paid-off house!

5. Everyone ELSE has left the bidness! You're the last man standin'!

"TODAY is 'D-Day' for the mortgage bidness!"

Today, nearly half the states in the country go to the polls to choose the GOP candidate. On the other side, The American Communist Party, goes to choose between Hillary and Obama.

If you're in bidness, which I assume you are since you're reading this, then you can skip The Communist Party Primary, and only pay attention to, and participate in The GOP Primary, should your state be up today.

In The GOP Primary, there are really only 2 men to choose from. Huckabee cannot win the nomination. So, a vote for Huckabee is a vote for McCain, as Huckabee serves only to siphon votes away from Romney.

And Huckabee's motivation is clear: he wants to be McCain's V.P., at the expense of the country, and the mortgage bidness, both of which we hold dear.

McCain is a guy that has a lot going for him, but he's NOT a conservative, and NOT pro-bidness guy.

The son of an admiral, McCain became a Naval Aviator, and was shot down over Vietnam. He then spent years in the Hanoi Hilton. And all that's well & good. And I applaud his military service.

After the Navy, he cheated on his 1st wife, with the woman he's now married to. His CURRENT wife comes from the Coors family, and that is where he gets his duckets. (Just like John Kerry & the Heinz ketchup chick.)

But McCain did something slimy you should know about. When his 1st wife was on her death bed, he went to the hospital, to tell her he was ditching her for the Coors heiress.

Trustworthy guy, huh?

Like Ross Perot always says, "if a man's WIFE can't trust him, YOU can't trust him." I believe that too.

As a "Republican" McCain has betrayed conservatives, and the bidness community, time and again, for decades now.

McCain voted against the Bush tax cuts...TWICE. Plus McCain's a gun grabber. And he joined with Ted Kennedy to sponsor a bill to grant amnesty to illegal aliens BEFORE the border is secured. McCain even called-up John Kerry in 2000, and asked to run on the DEMOCRAT ticket with HIM.

And, in 2001, McCain negotiated with Tom Daschle, to leave the GOP, to give control of the U.S. Senate to the Democrats.

McCain's price? Simple, committee chairmanships, campaign funds from The American Communist Party, etc. Ego trips. All that jazz.

It's all about John, and what's in it for HIM, not what he promised YOU he'd do once elected.

Simply put, we can't trust John McCain.

And, McCain's even admitted that he doesn't really understand economics.

We need a REAL BIDNESS MAN in The White House. Our country needs someone who understands the economy, how to improve upon it, and someone who understands the mortgage bidness, and doesn't call us "predators."

Our country, and our bidness, needs Mitt Romney.

So, if "today's the day" in your state, I urge you to get out there and do your part for your country and for our bidness.

"Look what Romney's up to!"

Romney is up to something sneaky today. I'm not saying it's "bad." Nope, rather, it's brilliant "marketing!"

Mitt Romney has a pretty slick thing going on today. If you're on his e-mail list, as I am, you can learn some pretty cool "marketing" stuff!

There's a thing called "sell it by zealot." I believe Dick Sutphen was the guy that first coined the phrase.

Dick was a kind of "meta-physical" leader, that lived in Sedona, Arizona, and although he did stuff to purposely "fit the part" of "woo-woo guru"...like growing his hair long to fit-in with the hippies he lead (sold to)...he was actually a pretty "square" guy on the inside, when no one was looking.

I guess a lot of things are like that. Remember Jim Bakker with what's her name on the side?

Anywho, Dick was a brilliant direct response marketer. And he sold tapes and such that helped folks get in touch with their "meta-physical sides."

You know, a lot of things are "sold" with "sell it by zealot." Religion is sold this way. So are political ideologies. Amway distributorships, you name it.

And not only that, but we've all seen testimonials used in marketing...and have realized how powerful "zealots" and testimonials are in "marketing."

Anyhow, here's what Mitt is up to. He sent me an e-mail, asking me if I could "phone bank" for him, from home.

Pretty smart, huh?

When you go to the link in the e-mail he sent me, there are instructions on how to do this, today, before tomorrow's "Super-Duper Tuesday."

What's cool, is his campaign serves you up with lists to use, in the key states he's targeting...and you're also told how to collect credit card info from the folks he has you call!

Mitt is using free labor...zealots...to phone bank the Super-Duper Tuesday states, and to raise money at the same time!

Now dat's a bidness man!

Sure, Mitt is worth $250-Mill. from his bidness successes, and he's spending $40-mill. of HIS OWN money on his candidacy this year...but since he has free labor calling for him, urging folks to vote for him tomorrow, why not ask 'em for the duckets too?!

2 birds, 1 stone!

That kinda fundraising puts McCain in a tougher spot, as he's been very thin on money since last summer.

Anyhow, I thought the "sell it by zealot" thing, and the use of testimonials in marketing to be so important, that I wanted to share it with you, before Mitt changes his site!

"Patriots or Giants?"

Yesterday, they asked Belichick to name the best quarterback he ever saw. His answer came as a surprise!

Belichick said, "as a pure passer, I don't think I could put anybody ahead of Bert Jones. I know he had a short career and the shoulder injury, but when I was there (in Baltimore) and he was just starting his career...it would be hard to put anybody ahead of Bert Jones at that point."

"Obama's TRUE positions! Revealed!"

Ok, even I like the guy. He IS charasmatic. But, he's got THESE rotten positions! I know! He's from my city!

Obama opposed allowing home owners to use handguns to defend themselves against intruders IN THEIR OWN HOMES.

That was a reaction to a Wilmette, Illinois man who used his handgun to shoot an intruder, when the burglar returned to the man's home for a SECOND NIGHT IN A ROW.

The burglar had stolen the man's BMW X5, and house keys the previous day, during his FIRST break-in.

The home owner's wife & kids hid in the master bedroom while the 55 year-old father & husband defended his home, his family, and his property, shooting the man just inside the residence.

The home owner was charged with "posession of an unregistered handgun," by Wilmette police when they arrived to clean-up the mess.

Illinois Republicans and conservative down-state Democrats framed the issue as a fundamental question of whether law-abiding home owners have constitutionally-protected rights, not only to keep handguns in their own homes, but to protect themselves, their families, & their property from repeated home invasions, when the police cannot.

And, Obama also supported a ban on hunting rifles, calling them "semi-automatic assault weapons." Again, Illinois Republicans and rural down-state Democrats countered that a man from inside the City of Chicago had no right in trying to deny Illinois' hunters the right to own hunting rifles.

Hunters also objected to his attempts to interfere with the annual hunting season's function of thinning over-populated deer herds to prevent winter starvations in the herds.

Hunting seasons result in the deer that live, being much more healthy. Every fall, hunting seasons accross the United States are used to thin deer herds by 50%, with deer herds reproducing to full strength numbers, by the following fall.

And, Obama voted to repeal the Illinois state death penalty for murderers. Even gang members who murder to help their gangs.

And, Obama sponsored a bill to expunge criminals' records & to give taxpayer-funded grants to criminals in 2002.

As if that's not enough, Obama's ignorance of economics & of the benefits to ALL of the free enterprise system showed itself when Obama voted to raise 300 taxes & fees on Illinois BIDNESSES in 2004.

Obama also voted to raise a statewide 5% gasoline state sales tax in 2000.

And Obama Voted against an income tax credit for parents who send their kids to private schools, religious schools, and/or who home-school their kids. (1999)

Obama supported using Illinois taxpayer funds to study ways to create a state taxpayer-funded "universal health care system," not unlike "HillaryCare," in 2004.

Pro-life advocates howled when Obama voted against requiring medical care for aborted fetuses who survive their abortions. He had a 100% rating from the Illinois Planned Parenthood Council for that vote, and for his support of taxpayer-funded abortions.

Obama voted to use Illinois taxpayer funds to conduct PRIVATE labratory research that destroys embryonic stem cells in 2004.

Well, that's a lot to chew on, huh?

"The Fed cuts rates ANOTHER 1/2%!"

Today's rate cut has many surprising ramifications on the mortgage bidness that MOST are unaware of! In fact, there's 1 statistic that I want to tell you about, that darn near no one else is talking about!

Vince Farrell, managing director of Scotsman Capital, says "I think that with 30-year fixed mortgage where it is right now, 50% of all conventional mortgages are resetable or refinanceable, and I think that’s a big deal.

"As recently as last summer, rates on 30-year fixed loans were about 6.5 percent, and once the Fed actually settles out at the end of the week, we’ll probably only be in the low fives, which will be a two to three year low," according to Spencer Rascoff, chief financial officer of Zillow.

This is why I think February could be your biggest month ever!

"Rudy, even Nancy Reagan, to endorse McCain!"

Is this the end of Reagan's legacy?

McCain, a man most conservatives, including me, have problems with when it comes to his positions...his scuttling of the party and conservative values just to "go along to get along" with Ted Kennedy, et al...a guy who's a champion to the liberal anti-bidness media elite...to those inside the beltway, and those who live in Manhattan...

Today he's to be endorsed at the Reagan Library by Rudy! and Nancy Reagan is on it!

Rudy's a guy I like, except for when I think about what Ross Perot always says, "if a man's wife can't trust him, you can't trust him."

Rudy isn't a real conservative. Neither is McCain. And Rudy's endorsing McCain today, with Nancy Reagan's blessing, at the Reagan's Presidential Library!

Geez, Louise! Up is down, and inside is out!

Romney, who I've started to root for in recent days, a guy who is the ONLY one with REAL BIDNESS EXPERIENCE seems now unable to win the nomination.

What with Huckabee vying for the VP spot with McCain, it seems Romney has no friends, except the bidness community, and dissatisfied conservatives.

But is that enough? I fear it's not.

Simply put, America is moving too far to the left. Barack and Hillary...even Edwards...they're all commies. Everything is "we'll steal from the groups that EARN, and give to the groups that do NOT earn!"

Ayn Rand's "looters" have become reality. It's Karl Marx at it's best. We beat the Soviets just to BECOME the Soviets!

I even find surprising socialist leanings in surprising places with some folks I know...or THOUGHT I knew.

I talked to a friend yesterday, who's a physical therapist, and USUALLY pretty good with his bidness sense.

He told me he's for Obama! I about $#!t my pants.

I asked him if he knew what Barack stands for. He was unable to name one position. Well, there are a bunch of rotten ones, from his time in Illinois' Senate, but that's a tale for another time.

He even said, "if he needs to raise taxes, 'for the good of the country,' then I'm for it."

I said, "$#!t, next you're gonna tell me we're doing it 'for the children.'" He laughed at that.

Then he told me, that the economy would be "just fine" with higher taxes!

Huh?! Listen Bubba, the MORE the economy is taxed, the SLOWER it moves!

I asked him, "do you like ANYONE who isn't a communist?" He snickered again, but I didn't.

This election is damned serious.

It is the fight between free enterprise and a Soviet-style command economy, (mis-)managed from Washington.

If the Dems win, you'll need a permission slip to go to the bathroom.

I guess, whomever gets the GOP nomination, I'll back him 100%. I'll have to. 'Cuz the alternative is so damned scary.

Remember, you either believe in YOURSELF, or you believe in the GOVERNMENT. Which is it? I know my choice.

"Florida votes today! McCain over Romney by 0.5%?"

The Real Clear Politics Average of Florida GOP Primary polls puts McCain over top of Romney by 0.5% as of this morning!

We'll know what's what, and who's who, by about 7 pm CENTRAL time tonight, when the polls close.

What would McCain winning in Florida mean for the mortgage bidness?

Well, it'd mean that he'd have the GOP nomination damn-near sewn-up. Super-Duper Tuesday is only 1 week away, and that day will most likely decide the GOP nomination.

And, McCain does best in head-to-head face-offs with the Dem hopefulls. Romney gets beat by more than 10-points (as of right now) versus ANY Dem.

But can McCain turn the party out? Maybe not!

Can Romney? I think he can. One word of caution though, he has to get the religious right to the polls too, and they might not believe his recent conversion to a pro-life position.

But would the religious right turn-out for MCCAIN anyhow? He just isn't all that exciting, is he.

The best thing those of us in the bidness may have going for us, is that Hillary looks certain, as of now, to win the Dem nomination.

Sure, Obama did great in South Carolina, but Hillary is supposed to win today in Florida by 18.80 points. And supposed to win a ton of other states next week, on Super-Duper Tuesday.

Perhaps the best friend those of us in the mortgage bidness have, is Hillary, as the Dem nominee! I think SHE CAN be beat!

And, although Obama is having a hard time getting the nomination, I fear that if he were to nab the nomination, that he might be unstopable.

So long as he doesn't talk about issues that is!

Huckabee can't win Florida, nor the nomination, but check-out his new "Abolish the IRS" TV commercial.

Oh, and BTW, the Fed is, as of this morning, going to give us ANOTHER 1/2% rate cut tomorrow!

"Why February could be your best month ever!"

I'm forecasting a "perfect storm" of money-making for YOU, in FEBRUARY, in YOUR "mortgage bidness!"

Here's why:

1. There was a 3/4% rate-cut last Tuesday!

2. Rates are now the lowest they've been in 2-1/2 years!

3. As of this morning, the Fed Funds Futures predict ANOTHER rate cut, on WEDNESDAY of this week, by 1/4% to 1/2%!

4. The Economic Stimulus Plan that the President & Congress agreed upon last week, calls for BOOSTING the FHA & conforming loan limits to $729,750.00! And that could be LAW by the end of this week!

5. So many people have left "the bidness," that YOU are damn-near the "last man standin'" in your market!

6. There is pent-up demand for refinancing!

7. Home owners are scared, and want to lock in fixed rates, or at least new ARMs, now that they've got the chance!

Bubba, for all these reasons, if you can't make money in February, you can't make money!

"Are conforming loan limits going to $729,750.00?"

Are conforming loan limits going up to $729,750.00? Kinda yes, and kinda no!

Yesterday, the President and Congress worked-out an economic stimulus deal. But it's not law yet.

The plan would up the conforming loan limits for the remainder of 2008. Currently, the limit on conforming loan amounts is $417K.

But that's not all they want to do! Their plan would also up the loan amount limits for FHA! From $367K to $729,750.00!

FHA to $729K!

Of course, President Bush has said there'll be no "bailout." But it's clear to me, that an expansion of FHA is a form of a bailout!

But hey, it's needed, 'cuz those ninny investors are too tight in the shorts right now!

The other reason these limits are likely to be lifted, is that JUMBO lenders have been tightening up recently.

Builders, sellers, & refinancing borrowers need to have liquidity in the mortgage credit markets, and it looks like now they'll get it!

If you had a JUMBO, at a $500K loan amount, and could get the rate down 1%, as a CONFORMING loan, you could save $330.00 a month.

And borrowers are gonna jump at those kinda savings, as they're scared $#!tle$$ and looking to take defensive financial measures wherever they can!

And remember: rates are ALREADY at their lowest in 2-1/2 years! With ANOTHER Fed rate cut expected Wednesday!

Now, this economic stimulus bill isn't expected to be signed for 6 weeks, but let's see if they move faster, as this is an election year!

Oh, as I said earlier this week, it'd be a mistake to take this info and simply do mortgage marketing with "lower rates!" And, "higher conforming & FHA loan limits!"

It's ALWAYS a mistake to lead with products & features. You need to do your mortgage marketing in a UNIQUE way, that offers problems solved, benefits delivered, and doesn't actually sell a "mortgage" as the solution!

You need to sell YOU as the solution.

I know that doesn't make sense to most, but it is the truth about what works in direct response mortgage marketing. Don't be a "me too" marketer!

"Which candidate is best for the mortgage bidness?"

Today, I'm gonna go into dangerous territory. Oprah got slapped-around for telling folks how to vote, and now it's my turn.

What I want to talk about, is who from the GOP can beat the Dems.

Why am I concerned with beating them?

Well, it's just the plain truth that the Dems are NOT bidness-friendly. And so, the candidate best for the bidness is going to come from the GOP.

But it's not enough for the GOP to just nominate the "most conservative" candidate. That's what I'd like, but it's MOST important that the candidate the GOP nominates be able to WIN in November.

Because November is all that counts.

Now, I'm not all that happy with the GOP as of late...nor President Bush...and I guess I'd say I'm more Libertarian nowadays than anything.

But the truth is, the Libertarians can't win. So, pick your poison: Dems or GOP.

It matters MOST that each party nominate their best chance to win the general election in November.

And, there are head-to-head polls that show that one candidate from the GOP can beat ALL the Dems!

Now, the guy who can "get 'er done," isn't my favorite candidate. In fact, I don't like him a whole lot. Some things about him are good, some aren't.

But, the GOP candidate that can beat EVERYONE, allows the GOP to hold The White House, while the Dems control Congress, and that slows the tide of communist crap the Dems are trying to unleash on us all.

"Gridlock" they call it. Hey, I'll take it over communism any old day.

Who's the "magic candidate?" It's John McCain.

"Boo," "hiss," "yay," etcetera, and so on. You can click on "comment" below, and let me know your thoughts on all this!

I'm just tellin' you like it is. McCain beats ANY Democrat in head-to-head polls.

Also, the Dems best chance at victory is Barack Obama. But still, there's one candidate that he can't beat: John McCain.

Anyhow, vote however you want. But, I'm afraid, on Feb. 5th, here in Illinois, it looks like I'm gonna have to go with the guy that I think gives the GOP, and the mortgage bidness, the best chance at winning The White House.

"They cut rates 3/4%! And they're cutting rates ANOTHER 1/2% next week!"

So the Fed cut rates 3/4% yesterday. And, the stock market only lost 1% or so of its value, instead of 3% or more.

Now, the Asian markets are reassured, and they really need us healthy. But they still worry about the U.S. economy going forward. And so does Europe.

Something exciting for us: ON TOP OF yesterday's surprise 3/4% between meetings rate cut, the February Fed Funds Futures indicate a 90% chance that the Fed will slash rates ANOTHER 1/2% at its next meeting!

Next Wednesday, the 30th!

Will a 1-1/4% rate cut in 8 days' time be enough to turn things around for your mortgage bidness?

Well it certainly can't hurt! But, it, all by itself, I don't think is enough to do it for you. Hey, I hope I'm wrong. I hope you do just fine.

But what a new refi boom does, is sends all your competition on a frenzy of "me too" mortgage marketing. They start shouting "rate cut!" at the top of their lungs. And they get what they deserve, when they try to get bidness that way.

They get people who ONLY care about rate. So then they start shouting "no fees!" And again, they get what they deserve. Folks start calling them asking for the lowest rate, and the no fees.

And folks that call THEM, since those brokers are shouting those messages, become instantly trained to now price-shop 3-4 more brokers, all inside of an hour.

And that $uck$!

If you market your bidness based upon rate & fee, you are in for a lot MORE pain. It might put your bidness on life support for a short time, but what then?

Again, I feel for ya. I really do. I want to see you doing WELL. I'm not here wishing for bad things for you. I want to see everyone happy, prosperous, all that good stuff!

What is needed, ESPECIALLY in the middle of these rate cuts, is a mortgage marketing message that hits people you can help, that are NOT responding to rate & fee mortgage marketing!

But how's that done?

Well, my guys use my mortgage marketing System for attracting borrowers to them, that are "activated" by our mortgage marketing, that respond ONLY to us. They become enamored with us, from our mortgage marketing, which, if I could show it to you, you'd see why...

But I can't.

But what my guys say again and again, on every tele-seminar on which they're featured, is that people call them that have NOT called ANYONE else! And, they stay that way!

Finally, my guys have INSULATION from "market conditions!"

It's the strangest thing, but it works just as I designed it. Hey, you've heard my guys on my tele-seminars, haven't you? They're STILL making money in this bidness! And quite a bit of it, and they're using my automation Systems to work a lot less too!

So many ask, so what's in the System? Hey, I can't just show it all across the internet, that would be nuts.

Why don't you instead concern yourself with their RESULTS? Who cares what's in the System, so long as IT WORKS?

Are you wasting your time being more concerned with what's in the medicine, and delaying the cure?

Be smart enough to realize that you don't know what you don't know. You know mortgages. That's great. But it's not enough to simply be a good "mechanic." Mortgage guys are a dime a dozen right now. You need a mortgage marketing edge that isolates you from all others' mortgage marketing.

Oh, you know what mortgage marketing of mine is killing right now, with these rate cuts? My prime ARM re-set System. And, my FHA Streamline refi System!

Of course, my Reverse System is off the hook too!

"I gave you some bad info on reverses & annuities!"

I held a tele-seminar on Wednesday afternoon for you on reverse mortgages & insurance products. I THOUGHT I had all the facts. Well, I'm not too proud to tell you that I did NOT!

For that I apologize.

We had Christopher Cruise, a reverse mortgage trainer, on the call, and he spoke-up on the question & answer portion of the tele-seminar to correct me on a couple things.

Also, we had Peter Bell, President of the National Reverse Mortgage Lenders Association on the call. He spoke-up about the ethical & legal issues regarding selling annuities, in particular, to seniors.

I must admit, I was a bit annoyed with Peter, and with Christopher, during the call. I shouldn't have been, as they meant well, and that's what counts.

But hey, I'm human. Anyhow, I owe THEM an apology too.

Anyhow, yesterday, I e-mailed Christopher & Peter both for the information they'd mentioned on the call, as it went by pretty fast.

Some of it was at certain links on the internet that I couldn't find, etc. And I wanted to gather this info FOR YOU, and make sure EVERYONE on my list gets it...not just those on the call...so that we can ALL be properly informed on what is a very new area to (most of) us!

1. Here's a story from MSNBC that AARP Foundation President, Robin Talbert did a great job on. I think you'll learn something from it! Christopher sent to me yesterday. It's on the the pitfalls of reverse mortgages.

2. Here's another story, also sent to me yesterday by Christopher, on what I DO consider to have been a predatory transaction. I hadn't seen this until yesterday, so I didn't know what Christopher & Peter were talking about on the call. Also, you should know, as I do NOW, thanks to Peter's mention of it, that it is ILLEGAL in California, where the story takes place, to sell annuities to reverse mortgage borrowers. Rhode Island is working on similar legislation. The federal government has not enacted legislation on this yet, but Peter tells me they're working on it.

3. As Christopher pointed-out, the Fannie Mae Form 1009 (Reverse Mortgage App.) DOES have a place on it for income & for debts. I misspoke when I said it didn't. I meant to say, and should have said more clearly, that income & credit are not required to get a reverse, as the reverse mortgage does not have payments.

Your trust in me to bring you ACCURATE information on the mortgage industry is important to me. I'm quite obviously embarrassed to have been in the dark on these aspects of reverses & annuities in particular! I apologize.

Well, I guess this shows that ALL of us are always in need of more and more continuing education to stay on top of things! Especially with REVERSES, as it's a new, and rapidly-changing area for most of us!

I hope you'll forgive me for all the confusion, but I'm glad I got the right info to you in the end.

"How I got started in the mortgage business!"

People always ask me how I got started. Well, I got out of the Navy in 1996, at 23 years-old, and couldn't get a job.

I was a "cryptologist" in the Navy. That means I worked with codes and Top Secret stuff. National Security Agency kinda stuff. You'll have to figure out what I'm NOT talking about for yourself ;0)

Anyhow, I drove home from Norfolk Naval Base...left the USS Theodore Roosevelt behind, and started looking for work, and started working on finishing my bachelors degree that I'd started while being enlisted in the Navy.

It's not easy finding work as a "cryptologist." There aren't any want ads for that. Also, not much of what you learned applies to civilian jobs.

On thing I knew how to do was work at heights with safety harnesses doing antenna maintenance on the ship. So, one job I applied for was to be that guy that climbs up on billboards and replaces light bulbs and puts up new ads. Maybe he scrapes pigeon $#!t off the platform with some kinda tool? Who knows. They didn't hire me.

I applied to be an HVAC estimator for an HVAC contractor. Guy said he'd train someone with no experience, but I think my age worked against me. A lot of people forget that a 23 year-old veteran is oftentimes more mature than a 40 year-old. Responsibility having been heaped upon him.

I applied for a ton of stuff. I had done a lot of work with computers in the Navy, but all the computers were these rare put-together-just-for-us creations. I ran a mainframe computer in the Navy in Scotland. I did a bunch of crazy stuff with computers.

But not only did we have our own exotic Navy/NSA computers, we had crazy software that no one else used. In fact, we didn't use ANY MicroSoft software. We didn't use any software that ANYONE else used. So I knew how to run computers with software that now didn't exist in my new world.

Sadly, the best-paying job I could get, was as a security guard at the Ogihara plant in Howell, Michigan. It was a 35-mile drive each way, 5 days a week, from Lansing, Michigan, where I lived and had grown up. But I'd take it. I believe it was $7 an hour to start.

I went on from there, got a better paying job at the American Red Cross blood bank center in
Lansing, working in the IT department. That's kinda funny too, 'cuz I still didn't know $#!t about civilian computers and software. Well, I could now use Word and Excel, but that was about it.

I went on from there to the Michigan Dental Association, also in Lansing. Worked grading radiography test from dental assistants from all over the state. And I helped put together their monthly journal.

I did all this, to work myself through school. I finally, in 1998, got my bachelors in bidness administration. But, I realized, that everything, damn near, that they taught me, was 100% useless when it came to making real money.

But it's one of those things you don't realize until it's already too late. Might as well finish at that point.

All college is good for, for the most part, is at churning-out employees for companies. I didn't like the idea of going to work for a big outfit. I wanted to get my hands dirty in bidness.

I moved to Chicago in 1998 to work with a friend of mine, who'd gotten a job out here as an LO.

He and I worked together for 3 years. After about a year or so together, he got his broker's license, and I started working for him.

I did really well working for him. I got real good at loans. But what I didn't know was DIRECT RESPONSE MARKETING. And that's probably the most valuable thing there is to know. More valuable even than knowing how to sell.

We had it out in 2001, a week before Christmas, and he fired me...threw me out on my butt. Maybe I had it coming. I never did take any of his $#!t, and he was the kinda guy to dish out a lot of it. Seemingly for no reason.

But I was making $152K a year working for him then. And it all got pulled out from under me in a minute. I didn't know what I was gonna do.

I started studying direct response marketing morning, noon, and night, 'cuz I knew that it didn't matter how good a salesman I was, if I couldn't get leads.

And, I knew enough to know that "purchased leads" $uck. It is horrible sales positioning for you to chase leads that everyone else is chasing. You need to have borrowers chasing you. I knew that much, even then.

Well, I spent a couple months putting together a great sales letter/mail piece. It HAD to work, or I wouldn't be an LO for long.

See, I'd gotten a "job" with a net branch broker, and they'd agreed to pay me on a 1099, taking only $500 per file I closed.

When I got fired, I applied for every credit card I could get. I quickly got $100,000.00 in available credit. For whatever reason, I used a Discover card for everything to get me up and running.

I can't remember why. Maybe it was 0%. Maybe it had the highest limit. I don't remember why it was that card now, I only remember that it was.

I believe that card had a $20K limit. I bought all the stuff I'd need to run a non-brokerage, brokerage out of my then 1-bedroom condo. A laser printer, laser fax (separate), new desktop computer, paper shredder, new desk, etcetera and so on.

And, I had to buy a mailing list, pay the printer for 5,000 mail pieces, pay for postage, all that. That first mailing cost me $5K or $6K out the door.

My Discover card was now at $11,000.00. This mailing had better work!

Well, it did! I made the mistake of mailing it all on ONE Monday. And back then, I didn't have an assistant, and took all the calls MYSELF, in my kitchen!

Well, the phone rang morning, noon, and night. 24/7. It wouldn't stop ringing. I answered all I could, switched over on call waiting to try to take them all live, and still had to get back to folks that had gotten voicemail.

There were so many calls, that I had to answer the phone from 8 am to 9 pm or so every day.

Then I'd just pull the phone out of the wall, 'cuz there was no "ringer off" switch on my phone.
Anyhow, I made $40,000.00 of that mailing in the first 30 days, and ANOTHER $35,000.00 off of the SAME mailing in the NEXT 30 days!

That's $75K over 60 days from a $5K mailing! I was off to the races!

Long story short, I went on like that for a couple years, then, for income tax reasons, had to set-up my own brokerage. And that's how it all went down. How I got my start.

And people now say they got it tough. So what. I worked 7 days a week on loans just to stay alive. Spent 5 days a week working the phones, and weekends meeting with borrowers at Starbucks. Big f'n deal.

And, I remain convinced, that a Discover card is all it takes to make it if you're determined.

Yesterday I told you why working with Realtors is NOT necessary, and why it should even be AVOIDED, in favor of going "direct-to-consumer" using a proven mortgage marketing System.

Well, yesterday, Jeremiah Arn posted this question on my blog, via blog comment, "if your System is featured in all the publications on your home page, why not create links to the articles or reprints? This would allow people to see what you have to offer."

Well, in answer to Jeremiah's question, there are several reasons. They are:

1. My home page is what is called a "squeeze page." It is NOT intended as a "jumping-off point" for you to go off in 100 different directions. The SOLE purpose of that page is to get you to submit your info to me, and give me permission to communicate with you.

2. I have no time to link to insertions in all those trade mags. You SHOULD be reading them yourself, doing your home work. This is, after all, how you make your living, for Pete's sake.

3. Most of the trade magazines have very limited online versions. They want you reading the PRINT versions of same, which is indeed what you SHOULD be doing. Heck, some of them are even free to subscribe to.

4. When I submit an article to a publication, I have to give THEM copyright to it, and pledge to them that their publication will be the ONLY place the article will be viewable.

"How to give Realtors the Boot!"

Yesterday, a guy named Chris Johnson posted a comment to my blog. He said that I'm wrong for telling folks that they shouldn't work with Realtors.

I told him back, via blog comment, that he can do whatever he likes, but that I think that working with Realtors is nuts, as there's just no reason to, plus they're $#!tty people to work with.

When you work with Realtors, you're NOT in control, they are. And when YOU don't control the deal, you're in a painfully weak position.

This weak positioning causes rate & fee grief that you simply do NOT get when using a direct-to-borrower mortgage marketing System like mine.

On 12/20, I did a tele-seminar for you, and on it, my Tucker MasterMind Member in Ft. Lauderdale, Florida, Mike Zuckerman, told you how he USED TO work with Realtors, but NOW, with my mortgage marketing System, that's no longer necessary.

Mike told you how he was working 12 hour days, 5 days a week...then taking calls from them on his cell and home phones...whether at a restaurant with his wife and friends, or on the toilet at home.

"What you focus on expands!"

The bowl games are (mostly) over, and hopefully you're, like me, back in the saddle today.

Hopefully, you've decided to focus on what you WANT, and how to get more of that. That's good, because most in the "mortgage bidness" are not doing what you and I are...

The media gave-up on griping about Iraq just as soon as we started doing well there again. All we heard a few months ago was their doom and gloom about how the world's greatest country, and its military couldn't win Iraq.

Once the bad news on Iraq just wasn't there anymore, they moved onto the next flavor of the day, "the mortgage meltdown."

Well, Christmas has come and gone, and low and behold, not only didn't Marge & Homer get
kicked-out onto the street, they kept their jobs just fine, and rung-up a bundle of holiday sales in the stores.

Keep in mind, Marge & Homer did this IN SPITE of the media's negative news scare campgain.

You might notice the media is especially negative the last few months. Where there was no defeat in Iraq, they tried to create one. They carried the Democrats message of cutting-off spending and supplies to our troops in Iraq.

Then, they tried to create a "mortgage meltdown" where none would otherwise occur. They did a bang-up job on that one too, Bubba. But still, they failed.

They tried to be the Grinch that stole Christmas next, and the retailers whooped their a$$e$ there as well.

The MEDIA has lost Iraq, the mortgage "meltdown," AND the "retail crisis." They're 0 & 3.

But, be warned, they'll be back. They need something to fill their 25-hour a day schedules with.

If no bad news exists, don't worry, there WILL be "news." They'll make it up if they have to.

Right now, they're all focused on tomorrow's caucuses in Iowa. And that's ok, 'cuz at least that keeps them from trying to make everyone else as miserable as they are.

The average journalist is in fact, a miserable person. They went out and got their bachelors degree in journalism, not to "report the news," but as polls of journalism students in college show, "to change the world."

They are in fact life-long liberal political activists. That's reason enough not to listen to them.

Added to that, when polled how they vote, umpteen percent of them vote Democrat.

Well, did you EVER learn how to make a buck from a Democrat? Nope! (And no, John Edwards suing someone doesn't count.)

I suggest, that what you focus upon expands. Focus on ways "you can't" make money right now in the mortgage bidness, and you, indeed, will not make any.

However, BIG f'n gobs of money ARE being made in the mortgage bidness RIGHT NOW. People are making fortunes in it right now, right in the middle of the media's so-called "meltdown."

A meltdown for the majority, is a lifetime score for the few, in-the-know brokers.

What you focus upon is YOUR choice, NOT the media's. And, since what YOU focus upon EXPANDS, I strongly suggest that you start-off 2008 RIGHT, and focus on the few ways that remain in the mortgage bidness to make BIG gobs of money!

"How to increase your monthly fees 333%!"

Sam Page, in Salt Lake City, has done just that. Since July, as the market WORSENED, his monthly fee income has INCREASED 333%.

"Ah bu!!$#!t," you say.

Nope, it's for real. See, Sam used to do construction loans, work with Realtors, all that stuff. Not only was that painful, but he wasn't making what he wanted to be making.

He made a key change back in July, and thank goodness he did. Back in July he decided to stop focusing on chasing builders and Realtors around, and he joined the Tucker MasterMind Program.

Now, as Sam told you on the call on Thursday, he no longer messes around with those people. No more purchases, no more Realtors, builders...and no more "flipping houses" himself either.

Sam told you on Thursday how all that stuff is just too much work, doesn't pay enough, and is simply 100% unnecessary now that he has my System(s) at his disposal.

You can NOT survive today's market by doing stuff you did last year at this time. You need a new playbook. In fact, since the $#!t hit the fan last July/August, I've completely retooled all the marketing I do for you, as a Member of my Program.

There are now System(s) for reverses, A-paper ARM re-sets, and FHA Streamline refi's. And the marketing I do for you does NOT position you as just another "mortgage guy." "Mortgage guys" are not respected, and not paid high sums.

I'm sorry I can't show you exactly what I mean right here in this letter. That's why I had Sam tell you on Thursday, in his own words. Him and 8 other Tucker MasterMind Members from all over the country.

Rather than fence-sit, hem and haw, and worry about the "how," you should instead only be concerned with the outcomes my guys are getting. They are extraordinary outcomes indeed.

"Why people REALLY go to casinos!"

Before I give you the call codes for Thursday, I want to share a Secret with you. A Secret "hidden in plain site," that most brokers never realize.

Let me use the casino craze, and the lottery ticket deal, and betting on football with a bookie, as an example that has application to YOUR business.

In recent years, damn near every municipality is looking at putting in a Casino. They're even talking about doing it in downtown Chicago.

But the latest, and in my eyes, oddest location I'm aware of, is Battle Creek, Michigan.

It's odd because "the tribe" consists of 200 people. But I guess a lot of tribes are that small.

They've purchased 20 acres of cornfield, right off of I-94, across the street from a truck stop. The junction with I-69 is 4 miles away.

What makes casinos so popular?

People could just go to the local 7-11 and buy $1,000.00 in lottery tickets. They could just call a bookie, and bet $1K on the Bears (although I wouldn't advise it).

Or, they could just go online to BoDog.whatever.something, and gamble online. But what NONE of those things can do for them, is give them "the experience."

People don't REALLY go to the casino to gamble. They go there for "the experience." And here's where this has applicability to YOUR bidness, Bubba...

If you're gonna get 5 points to 7.99 points on every prime ARM re-set...get 3.5 points on your reverse mortgages...and get max fees on FHA Streamline refi's...you have to STOP doing EVERYTHING you're currently doing!

'Cuz doing what everyone else is doing, simply does NOT work! If it did, all THOSE knuckleheads AROUND YOU would be successful! But they're not!

No, you need to "reverse engineer" this whole bidness, to where you are:

1. Marketing to folks that no one else can even find.

2. Marketing to those folks with stuff that no one else isusing. (You can't just send the same
"rate & fee" crap that everyone else sends...unless you want to do loans for free!)

3. You've got to....listen-in on Thursday's call to get number 3!

Did you know that your cell phone is telling people when you've snuck-into Victoria's Secret?

There is a company in the UK, called Path Intelligence, that now offers a service to department stores, shopping malls, and the big box stores...even the grocery store...whereby they "ping" your cell phone, and track you throughout the store!

It knows when you're looking at Captain Crunch, or those massage chairs at Sharper Image, or something that had better be for your wife, at Victoria's Secret!

I don't wanna rub it in your face, but maybe I just have to...

See, I eat, sleep, breath marketing. I, simply put, know things about it that you do not. It's not your fault, you've got other things to do, but to pretend that you have it all figured-out, all by your lonesome...

Well that's just not the way things really are!

You need someone doing all this "marketing stuff" for you, so that you can focus on writing loans.

Better yet, you need someone getting you loans. Doable, closeable loans, in this challenging market.

"Some criticize rather than THINK!"

Stephen King says about popular writers, that oftentimes"the critics," who are bad writers themselves, usually assume that the popular writers must be no good, simply becuase they're popular.

And so, "the critics," the bad writers, never bother to read the popular writers' work, and never get to see for themselves that many of the popular writers are very, verygood at what they do.

In many cases, the popular writer is a terrific writer. His skills far exceeding those of "the critic."

And, further, that "the critic" could himself become a great writer too, if he would only read the great writers,many of whom just happen to be popular.

I find this whole "mortgage marketing" thing to be very much the same.

There's a saying that "the higher you climb up the pole, the more your @$$ sticks out."

That means that the more you expose yourself to criticism, the more you'll be criticized by "the critics."

I'm ok with that. What I'm not ok with is seeing mortgage brokers struggle with $#!t marketing, selling "rate & fee," and all that.

That $*ck$!

Anyhow, I invite you to find out what me and my stuff are REALLY all about. Sure, you could instead that just because I've attracted a following of some 16,000, that my stuff must be no good, because I've gone "mainstream."

But, I'd argue instead that my stuff is so d@mned good, that that's why I've copyrighted it all at the Library of Congress in D.C., and that's why I only allow it to be used by 1 Tucker MasterMind Member in each geographical Area.

You can buy "mailers" any old place. Lists too can be had anywhere. But mailing a $#!t piece to a $#!t list will get you ____. (You can fill in the blank, right?)
